When the resort has unsold rooms, cabins, or villas we will post them on the Hot Deals page in an attempt to fill them. The
closer the date, the hotter the deal. Check this page regularly for new last minute Northern Minnesota resort vacations at discount prices. For super week long family vacation deals be sure
to check the housekeeping Villas. They are two, three and four bedroom cabins, with full kitchens, and are perfect for a northern Minnesota family vacation. Hot deals are used to fill vacancies. Please do not ask to cancel an existing reservation to book a Hot Deal, and
do not
ask to rebook a hot deal at a lower rate the following week if the hot deal gets hotter. When you book a hot deal, you
are locked in at that price.

Hunters Note: If you do not see a hot deal for the exact unit and dates that you require, that does not
necessarily mean that the unit is sold, just that a hot deal is not available for all the dates you would like. Call us, you may still be able
to book the hot deal you see and add additional days at the regular rate.

| Ruttger's reserves the right to substitute a differently numbered but similar accommodation for any Hot Deal.

| Reservation Deposits: We require a
deposit equal to one night's lodging plus all applicable taxes for up to a
two-night stay; one half total rate for three or more nights. |
| Reservation Cancellation Policy: Ruttger's
Birchmont Lodge is a destination resort that relies on advance
reservations, we are not a roadside motel. We have a very limited ability
to resell canceled room nights on short notice. When you make a
reservation, we agree to hold those accommodations for you. You are
responsible for your accommodations for the full length of your
reservation. If you choose to cancel or leave before the end of your
contracted reservation, you will lose your deposit. Our cancellation
policy is as follows: you must cancel a minimum of 30 days prior to your
arrival date during the Summer Season. The cancellation policy for the
other seasons is two weeks (14 days) prior to your arrival date. You must obtain a
cancellation number when canceling your reservation. If you cancel within
the 30 days or two week period, you will forfeit your deposit. Your room
will be released back into our inventory to re-sell. If you cancel your
reservation prior to the cancellation deadline, your deposit will be
refunded less a $25.00 cancellation fee. If deposit was made by credit
card, a 5% surcharge will be imposed. During the winter months, a
reservation may be cancelled at any time up to 6 PM the day of arrival
with no loss of deposit if the cancellation is weather related. (snow
storm). However, under these circumstances, you must call and cancel your
reservation. If you do not call and release your room, Your reservation
will be treated as a No-Show, and you will be charged for your contracted
reservation.
